Metropolitan Avenue

Situated along a rapidly-changing stretch of Metropolitan Avenue, our new mixed-use project translates a number of unique site features, bulk/setback limitations, zoning gymnastics, and unusual lot line geometries into a sculptural building envelope that maximizes FAR.
The distinctive cantilever that projects over its neighbor to the north allows the building to recapture much of the area lost due to the rear setback requirements, creating sizable upper-floor apartments with generous views and private outdoor terraces.
The Metropolitan facade employs a regular window grid at the upper floors, while a selection of larger, carved openings at the Ground Floor acknowledge the unique lot line geometries and more public-facing programmatic spaces. The softened profiles further enhance the sculpted geometries, unifying the envelope from all perspectives. The seamless exterior stucco finish contains reflective mica chips, allowing the monolithic façade to subtly glisten throughout the day.
