Situated on a narrow infill lot between a school playground and a community garden, our new residential building balances technical precision with architectural intent. Its form is shaped by a layered set of conditions — flood zone regulations, evolving zoning codes, and site constraints — yet it maintains a calm, sculptural presence within its block. The massing is carved with measured subtractions and softened curves, introducing light and air to interior spaces while creating a dynamic silhouette. Staggered windows along the lot-line facades, in contrast with the uniform rhythm of openings along the main facade, frame views toward the playground and garden, transforming constraints into opportunities for connection. Clad in a warm, earth-toned stucco that echoes the material palette of its surroundings, the building’s grounded form is softened at street level by arched openings that invite entry and engagement.
